After looking the property over, reviewing the sellers disclosure notice, not being able to speak with the listing real estate agent, looking at the surveyor map and making a written list regarding concerns I have, Mark and I thought it would be prudent to speak with the people in the know.
This morning I spoke with the town code enforcement officer about the cottage in the woods. She was very funny and if she has a blog somewhere I would love to read it. Her stories about landowners and their dilemmas must be many and hysterical. But I am getting off the path to my cottage in the woods. Anyway, Dawn the code enforcement lady could not find the final inspection report for the stairs installed in 2004 that lead from the edge of the 300 foot cliff to the water edge, she could not find a report about the septic system, the falling apart parking platform, or the propane tank ( possibly buried because no one could find it on the property). She also told me that because of where the property is located we would have to contact the watershed authority regarding drainage and erosion. She promised to do more investigating and get back to me by tomorrow night. The last tidbit of information she provided was that the septic system most likely would have to be upgraded and the cost could be anywhere between 10k-40k.
We probably will walk away from this cottage in the woods and continue to look for something that is more of what we want. Mainly not a money pit.

Those people are looking for a buyer like me. Not someone throrough like you. Too bad I have no money for a second money pit.
The $5000 I got for disclosure / inspection items didn't really cover everything, but it helped a lot.
Wow, that is a big number for a septic system! My had to have a new pit dug (desert solution for a leaching field) and it cost about $2000. A whole new concrete tank would have been $10k max, if I had needed one. I suppose the lake creates a whole new set of variables for that, tho. I never had to price a mechanical system.
Too bad about your cottage, I guess I will unpack...
